Gas Safety Inspections for Norwich Landlords

What is a Gas Safety Certificate (CP12)?
A Gas Safety Certificate is also called a CP12. It's the official record the law requires for rental homes with gas appliances. It confirms your gas appliances, pipework, and flues have been checked and are safe. Its formal name is a Landlord Gas Safety Record (LGSR).
How often do I need a gas safety inspection?
Landlords must arrange an annual gas safety inspection. They must then give tenants a copy of the certificate within 28 days of the inspection. Since the rule is annual, you must carry out a new inspection at least every 12 months.
Is it a legal requirement?
It is. UK law sets this out in the Gas Safety Regulations 1998. Landlords in England, Scotland, and Wales who let a home with gas appliances must hold a valid Gas Safety Certificate. Since it's a legal duty, breaking it can mean a fine or worse.
Can you issue the certificate on the same day?
In most cases, yes. We carry out the inspection and issue the Gas Safety Record the same day. We send the certificate by email, so you have it right away.
What does a gas safety inspection cover?
The check covers all gas appliances, such as boilers, gas hobs, and gas fires. It also covers the gas pipework and flues, for safety and condition. If an appliance fails, we'll tell you the next steps. You may need to fix or swap it before we can issue a certificate.
