Bathroom Fitting: What to Expect, Start to Finish

A bathroom fitting typically takes 3-5 working days and follows a predictable sequence: survey, strip-out, first-fix plumbing, tiling, second-fix, then finishing and a final clean. Knowing the order in advance makes the whole process far less stressful — here’s exactly what to expect at each stage.

Stage 1: Survey and quote

We visit, measure up, and talk through what you want — full refit, partial update, or a specific fixture swap. You’ll get a fixed quote covering the full job (labour, materials, tiling, waste removal), not a vague estimate that grows once work starts.

Stage 2: Removal (strip-out)

The existing suite, tiles, and any flooring being replaced come out. This is also when any unexpected issues (damp, old pipework, structural surprises behind tiles) tend to surface — a good fitter will flag these immediately with a clear cost impact, rather than after the fact.

Stage 3: First-fix plumbing

New pipework goes in for the positions of the bath, basin, toilet, and any shower — routed through walls or under the floor as needed. This is the stage where moving a fixture to a new position (rather than a like-for-like swap) adds the most time.

Stage 4: Tiling

Walls and floors are tiled once the first-fix plumbing is confirmed and any waterproofing (tanking, particularly for wet rooms or shower areas) is in place. This is usually the most visually satisfying stage to watch progress on.

Stage 5: Second-fix

The actual bath, basin, toilet, taps, and shower are fitted and connected to the first-fix pipework. This is when the room starts looking like a finished bathroom rather than a building site.

Stage 6: Finishing and testing

Sealant, grouting, final connections, and a full test of every fixture — taps, flush, shower pressure, waste flow — before we consider the job done. A proper snagging check at this stage catches anything that needs adjusting before we leave.

How long it actually takes

• Straightforward refit (same layout, updated fixtures): 3-4 days
• Full refit with some repositioning: 4-6 days
• Wet room conversion or structural changes: a week or more

What to prepare beforehand

• Clear the bathroom of personal items before we start
• Confirm your final choice of suite and tiles before work begins — mid-job changes cause delays and often extra cost
• If it’s your only bathroom, plan for alternative washing/toilet access during the work (a nearby gym, a friend, or simply timing showers around the work schedule)
• Think about storage (a cabinet, shelving) at the planning stage rather than as an afterthought — it’s much easier to build in during first-fix than to retrofit once tiling is done

Older properties occasionally reveal surprises once the old suite comes out — damp behind tiles, outdated pipework that doesn’t meet current standards, or a floor that needs levelling before new flooring goes down.
